A published architectural villa
with the logic of a premium rental brand.

Platinum Villa does not compete as another sea-view holiday house. Its advantage is architectural authorship, media recognition, privacy, spatial clarity and a visual identity strong enough to support premium rental positioning.

01

Architectural Differentiation

Published architectural villa by Igor Franić — distinctive horizontal form, strong terraces, controlled openings and a hillside position above Brna Bay that photographs as something other than a standard holiday house.

02

Rental Strategy Logic

Four en-suite bedrooms, generous shared spaces, terraces, pool zone and indoor-outdoor flow create a clear product for high-value groups, families and multi-couple stays. No hierarchy between rooms.

03

A Potential Shift in Access

The planned airport zone between Brna and Smokvica, if realized, could materially improve Korčula's access profile and strengthen the premium rental market over the medium term.

All investment and rental scenarios are illustrative and should be validated through independent legal, tax, tourism and property-management due diligence.

Recognised before
reaching the rental market.

Platinum Villa has already received editorial attention in regional architecture and design media. For a rental investor, this matters: the property enters the market with a story, not only with square metres.

Architecture above
the Adriatic.

Set into a sloping Mediterranean site above Brna Bay, Platinum Villa is composed as a restrained horizontal volume rather than a decorative holiday house. Its architecture uses terraces, steps, glass openings and cantilevered lines to create privacy, views and a clear sequence of arrival, retreat and outdoor living.

The Approach

Arrival sequence from street level upward — natural separation, stronger sense of privacy before main living spaces are reached. The site was originally dense Mediterranean maquis.

The Terrace Sequence

Multi-level terraces organize the outdoor experience: pool, outdoor dining, sunbathing, future summer kitchen, shower and planted edges. 120 m² of deliberate outdoor space.

The Interior Volume

Open living area with ceiling reaching approximately 6 metres, connected directly to terrace and pool through large glass openings. 75×150 cm Italian ceramics throughout.

The Two-Wing Upper Floor

Two separate sleeping wings via two designer staircases. Each of the four bedrooms has its own bathroom and terrace — spatial privacy between guest groups.

Material & Systems

Wood-aluminium joinery by RV. Floor heating. Magnetic-track lighting. Full climate control. Integrated tablet management system. Material level above typical speculative villa development.

Built around how
premium guests actually book.

Premium villa guests do not book only beds. They book privacy, equality between rooms, memorable shared spaces and images they can emotionally understand before arrival. Platinum Villa's layout supports exactly that.

01

Four Couples

En-suite equality eliminates room hierarchy. Group bookings structurally easier to sell and repeat.

02

Two Families

Two-wing upper layout allows genuine spatial separation and independent routines.

03

Extended Stays

Scale, sea proximity and calm surroundings support longer premium stays for high-income guests.

04

Concierge & Agency

Editorial story and architectural authorship make the villa easier to place through premium channels.

05

Design-Led Travelers

Published architecture becomes part of the booking motivation — not just where guests sleep.

Korčula is not simply
a summer island.

Korčula offers a rare combination for high-end villa rental: cultural depth, wine and gastronomy, beaches, nautical access, historic towns and a quieter island rhythm than Croatia's most saturated destinations.

A

Architecture

Guests stay in a published design-led villa. The building is part of the offer.

W

Wine & Gastronomy

Curated tastings, private chef dinners and local food experiences. Korčula's wine identity is a genuine upsell platform.

S

Sea & Nautical

Boat days, beaches, bays and island-hopping become rental upsells. Brna has improving maritime infrastructure.

P

Privacy

Brna Bay provides a quieter south-coast setting compared to the more saturated Dalmatian islands.

C

Cultural Depth

Korčula's historic identity — Old Town, wine regions, Moreška — adds narrative depth beyond sun-and-sea tourism.

A potential shift in access.

One of the strongest long-term strategic variables for this location is accessibility. Public planning and media sources have repeatedly referenced a proposed airport zone in the area between Brna and Smokvica. If realized, such infrastructure could significantly improve access for high-value international guests.

Current access remains via Split or Dubrovnik airports, followed by ferry, catamaran or road transfer — preserving the island's sense of privacy while creating a clear upside case.

The planned airport between Brna and Smokvica should be treated as a potential future upside, not as a guaranteed development. Buyers should independently verify planning status, approvals and timelines.
